  • Hi Nick,

    Where else can I look for buyers or where can I advertise for buyers?  I have posted on craigslist and put up some signs, what more can I do?  I thought of ebay but wasn't sure how to do it.  Please advise.

    • Craigslist is def a good way to go, but you can do more than just post. When you post, you are trying to find someone to respond to your ad...if written well enough and a good call to action, it will work.Try doing it in reverse, call up all the other craigslist ads and try to see whose buying. Now most likely you will come across other wholesalers, but the point is they have buyers. Strike a deal with them if you sell to one of their buyers and split the fee. A closed deal is better than no deal.

       

      Also, do some leg work and get into the PA public records. See who has closed on a similar property lately and send a post card printed at staples. nothing flashy.

       

      Call a local agent...make friends. Have them pull a list of cash sold properties in the area. Offer to pay for the list pull or again make a deal, and find a way to reach the owner (post card)...find them on facebook and friend them???? If they pull list and help out, pay them. Get creative here...In such a low priced range area, they need money as each deal doesnt net them 10K. Let them know your "associate" is buying a ton of properties, and you are working on this one THIS WEEK. Say you are getting more. Let them know you bring something to the table.

      Work on your 30 second elevator speech, cuz thats what will get you in the door. Otherwise once the phone hangs up they forgot about you.

       

      There are plenty of ways to find buyers, but relationship building with agents is my personal favorite. Dont be greedy on what you make and go for volume...share the wealth and the word will spread like wild fire.

          Received a response to one of my postings but requesting i answer questions on form (landing page) like address, property type, is listed with realtor, home value, are u behind, etc.  Should i complete the form... says their a cash buyer.  Also received response from someone who wants to lease option the property :-)
